Due Diligence & Property Management

Property Management services provide an integrated proposal in the active management of real estate assets through a wide range of activities aimed at profitability of the assets.

The purpose is to create value along the entire real estate cycle, from pre-acquisitive phase, to the management, and finally completing the preparation for the sale. All through cost control, management and administrative-technical-maintenance in line with the planned asset management strategy.

expertise and experience in various areas of Property Management, supported by a network of professionals distributed throughout the country. Organization and delivery of services according to the logic of the assignment.
To each client / project is assigned a dedicated Project Manager, responsible for the planning, coordination and control of the service.

Web-based platform dedicated to audit and due diligence services:
virtual data room and reporting are available to the client.

Audit and due diligence services:
activities of real estate inventory and audit, as-built, boundary & construction surveys, e-property drawings, surface area measurements, administrative, environmental and E&M compliance, capex, regularization procedures, analysis of the documentation supplied by the property owner.

Administrative management:
lease management, relations with tenants and administrators, operating budgets, and tax compliance.

Technical and maintenance management:
structural and E&M audits, energy and maintenance audits, processing and monitoring of maintenance plans.

Project management services: supervision and watch dog services referring to development sites or maintenance services.

Title search and property deeds: access to property deeds and documentation retrieval at Government Agencies (Land Registry, Cadaster offices, Council archives and Council of Heritage Sites and listed buildings).

Disposal-related services: regulatory compliance and certification activities, assistance with solicitors, tenants and buyers, set up and management of paper-based and virtual Data-Room.
