Due Diligence

  • The activities necessary for drawing up a due diligence report can be classified as follows:
  • architectural, topographical surveys, 3d laser scanners, calculation of dimensions, digital graphic representation;
  • Installation surveys (graphic reconstruction of installations by means of on-site inspections, including invasive in-depth inspections);
  • Data room activities and
    filing of documentation (paper documentation and/or digital format);
  • Building and installation analysis (on-site inspection of the maintenance condition and state of repair, analysis of documentation and reporting of any critical issues) • Environmental analysis (on-site inspection, including by sampling, analysis of documentation, reporting of liabilities);
  • CAP.EX (calculation of adaptation costs to conform to applicable regulations and to re-establish standards of safety and fitness for purpose);
  • Lease analysis (existing leaseagreements, on-site inspection of occupancy and comparison with leased area);
  • Town planning analysis – building regulations, land registry, title (retrieval of documents from various bodies, analysis, assessment of regularisation activities);
  • Administrative and legal analysis (verification of
    title, transfer deeds and accounting and administrative status of the asset);
  • Regularisation activities relating to town planning, building, land registry, administrative, tax, legal regulations;
  • Energy certification (energy classification of the property based on an analysis of the installations and structure);
  • Certification of compliance with land registry regulations.
