CERTIFICATO DI IDONEITA’ STATICA (Certificate of Static Adequacy)

WHAT IS THE CERTIFICATE OF STATIC ADEQUACY?

 

The Certificate of Static Adequacy of a building attests the safety conditions of the load bearing structures according to the rules laid down at the time of its Construction*

* art 11 par. 6 of the Building Regulations of the City of Milan

 

WHEN IT IS REQUESTED

 

by 2019: for buildings completed more than 50 years ago or older and 50- year old buildings with no certificate of static adequacy
by 2024: all those buildings that already have a certificate of static adequacy dating back to more than 50 years or reaching 50 years in this period

 

WHY APPLY

 

Liabilities: to avoid any type of civil or criminal liability, resulting from failure to comply and obtain the certificate of static adequacy or from structural pathologies of the buildings

Liable subjects:
– Building Owner
– Building manager (Asset Management Companies, Companies etc…)
– Building Administrator

 

Consequences: the fit for use certificate is valid if the certificate of static adequacy is obtained in line with the building regulations

 

Mandatory features: in deeds of sale the certificate of static adequacy must be attached by Notaries

 

INCENTIVES

 

– Deduction up to 85% of the expenses incurred for building improvement

– Deduction of 100% of the expenses incurred for the seismic diagnosis of the building

 

HOW IT WORKS

 

The adequacy of the building is provided by a certified surveyor who will perform two levels of investigations

  • first level investigations
  • second level of investigations
